Summer is oh-so-close. So scoring a palatial rooftop terrace such as the one on this Upper East Side townhouse in Manhattan sounds tantalizing.
Sorry folks, this terrace is reserved for rarefied air. Even with a new (lower!) price of $59 million, this townhouse is still this week’s most expensive new listing on realtor.com®.
The Otto Dommerich Mansion is named for its first inhabitant, who had the place built in 1917. He is one of just three owners of the property, which was most recently used as a luxury medical facility, according to listing agent Sabrina Saltiel.
Even after the conversion to commercial space, “the current owner has maintained the integrity of the house. All the original details remain,” she says. “It’s extremely unusual for something like this to come on the market.”

What’s less unusual is that a property with a sky-high price would still be available. The posh palace first caught our eye back in September, when it first came on the market at a whopping $72 million.
Still the price might have seemed justified given its extra-large 44-foot width. According to the listing, “only 11 mansions on the Upper East Side are 44 feet wide or wider and none is available for sale today.”
For this listing, size certainly does matter. The limestone-clad building stands out with its 21,000 square feet of living space, 15-foot-high ceilings, and seven floors. There’s also 3,350 square feet of outdoor space, which is “bigger than most houses,” as Time magazine put it. The home rises close to Central Park with views of the green belt from the balcony.

The architectural details are impressive: the coffered ceilings, floor-to-ceiling windows that open to Juliet balconies, a stained-glass dome on the seventh floor, 14 marble fireplaces, and a “spectacular staircase” that rises to every level of the home.

There are also two original elevators that go to every floor, along with a third newer hydraulic elevator which operates between the first floor and the basement.
The place is plenty big, and certainly grand enough, to hold a foundation, an embassy, or maybe even a real-life Hogwarts. Should the buyer desire them, plans are available to transform the property back into a single-family residence, as it was originally intended.
The location, for those who want an uptown address, also holds some history. This tony spot was once known as “Bankers Colony,” a turn-of-the century nod to the nearby “Billionaires’ Row” of today.
