Fresh off Phish‘s New Year’s Eve concert at Madison Square Garden, Trey Anastasio is setting 2018 as the year to finally sell his gorgeous home overlooking the banks of the Hudson River in Palisades, NY.

The dreamy abode has been on the market since 2015, so the Phish frontman has slashed the price by $700,000, to $2.3 million.

Called the “Cliff House,” the three-bedroom, 2.5-bathroom, 2,120-square-foot home is nestled in the bucolic Hudson Valley. Built in 1960, it features crisp lines as a perfect frame for the water views from every room in the house. The design is elegant and understated, a departure from the bohemian vibes that made the jam band famous.

Just 25 minutes from downtown New York City, the house sits on 2 beautiful acres filled with mature trees and eagles soaring overhead. The Snedens Landing neighborhood is known as a haven for the rich and famous, and the home itself has a star-studded history. Anastasio purchased the home from “Sopranos” star Lorraine Bracco in 2009 for $2.7 million after her split from actor Harvey Keitel, according to the New York Post. Bracco and Keitel bought the home in 1989 from actress Ellen Burstyn.

And for anyone wondering if the newly reduced price is a sweet deal, the home was listed in 2004 for $4.4 million.

The house sits on a private lane and the border of a 2,500-acre park along the Hudson. The interior features a newly remodeled kitchen, three fireplaces, and a wood-burning stove. There are also plenty of outdoor spaces to take in the beautiful natural landscape.

Listing agent Richard Ellis couldn’t be reached for comment, but he raved about the home when it was first listed in 2015.

“The home is completely private and offers a midcentury vibe,” he told us a couple of years ago. “Lots of fireplaces, decks, and a great yard that feels like you’re sitting in a park, looking out at the river. You even get your own private, rocky cove on the Hudson. A perfect getaway.”
