
Like much of the nation sellers in the Buffalo area hold the edge over buyers when it comes to residential real estate. While closed sales fell by 3 percent in 2017 — 12,143 compared to 12,525 — both median and average prices rose by 7.7 and 6.0 percent, respectively. The Buffalo Niagara Association of Realtors reported the median sale price for all of last year was $140,000, up from $130,000 in 2016. The average price was $163,864, up from $154,606.
