Buy Connecticut’s Rogers Island and Its Updated Tudor Mansion for $25M

Another of the Thimble Islands is up for sale: This time it’s the 7.65-acre Rogers Island on Long Island Sound, just across the water from Branford, CT, on the market for $25 million.

Originally granted to John Rogers in 1710, the island was used as a quarry and a retreat until John Jay Phelps, a yachtsman and financier, built a giant Tudor mansion on it.

Completed in 1902, the 10-bedroom, five-bath, and five half-bath home was built by a local contractor in the dead of winter. “He used oxen to haul the materials across the frozen Sound,” according to listing agent Joseph Piscitelli.

Phelps also put in a tennis court, six-hole golf course, and 365 rose bushes. The golf course is just a putting green now, but the tennis court has been upgraded with a Har-Tru clay surface.

The 13,100-square-foot home has been updated in bright colors and playful wallpaper. The home features a formal dining room, eat-in country kitchen with commercial-grade appliances and granite countertops, butler’s pantry, great room, drawing room, billiard room, office, and yoga room.

The massive, 1,000-square-foot master suite comes with a sitting area, balcony, and fireplace. The en suite bath has a soaking tub and separate shower.

“The current owner refurbished the home to absolute perfection,” says Piscitelli. There’s also a four-bedroom guesthouse and a detached art studio on the island.

The rest of the island is pretty incredible, too. From the koi pond to the pool and pool house, manicured hedge row, gazebo, waterfalls, and heated greenhouse, the grounds are a gardener’s delight.

“Every fruit tree is perfectly placed,” says Piscitelli.

There are three beaches for swimming and two boat docks (boat not provided).
