A model home made from shipping containers in McClellan, CA, is now up for grabs for $127,500. If you’re imagining something stark and utilitarian—as the low price and industrial material might suggest—prepare to be surprised.

“It’s so nice when you walk in—it’s very high-end,” says listing agent Sujan Roberts.

The home was built by a company named Taynr as a showcase for the Sacramento Home and Garden show and received plenty of attention from prospective buyers.

“Everyone was surprised at how spacious it felt,” Roberts adds.

The owner of Taynr, James Roberts, who was previously married to Sujan, is thinking big with small homes. He started the shipping container home building business out of Sacramento, and this is the second home he and Sujan have listed together.

From permit to build, a custom shipping container home takes about eight weeks. The process includes design input (with some customization), and legwork on the buyer’s end for the necessary land and local permits, similar to the process for a conventional home.

Unlike a conventional home, a shipping container home is manufactured off-site, then delivered by trailer to its permanent site. Also, land isn’t included in the purchase price, so buyers will have to shop around (and budget) for a place to place the metal home if they don’t already have the space.

The shipping container dwelling is finished on site (Taynr can provide general contractor recommendations), where it will need a foundation, roof, and utilities hookups, among other basics.

The Taynr model home currently on the market has two beds and one bath. The 680-square-foot home is finished with Corian countertops, stainless-steel appliances, Murphy bunk beds, a tankless water heater, and multizone heat and air.

The design makes clever use of the tight quarters. The master bedroom also includes a stackable washer and dryer. A second bedroom features the Murphy bunk beds. Sliding glass doors can extend the living space to the outdoors. The exterior can be clad with any building material (e.g., stucco or wood).

Meanwhile, if this model home appeals to you, you’d better act fast, Sujan says. But even if this one gets away, you can always order a Taynr of your very own.
