Singer Céline Dion is once again cutting the price of her Florida estate with its own water park, this time to $38.5 million.

The French Canadian performer has been trying to unload the oceanfront, Bahamas-inspired estate on Jupiter Island since 2013, when she first listed it for $72 million. After her husband René Angélil died last year, she lowered the price to $45.5 million.

Joseph Montanaro of Sotheby’s International Realty Quebec, who said he has long worked with Ms. Dion, said she spent much more than the current asking price to create the home, which she and Mr. Angélil built in 2010. On roughly 5½ oceanfront acres with 415 feet of sandy beach, the approximately 10,000-square-foot main house has five bedrooms; Ms. Dion’s walk-in closet has fully automated clothing and shoe racks.

There are three pools. Mr. Montanaro said the water park, built for the couple’s children, includes two slides, a bridge over a lazy river, a tree house and eight water cannons. Next to the tennis court, which doubles as a basketball court, a tennis pavilion contains a gym and a golf simulator. The grounds also include two four-bedroom guest houses, a pool house and a beach house with a massage room.

Ms. Dion and Mr. Angélil bought part of the land in 2005 for $12.5 million and then purchased the adjacent property in 2008 for $7 million, according to public records. The couple demolished the home on the first property to build their current spread.

The singer is selling because she now lives primarily in Las Vegas, where her Caesars Palace show contract has been extended until 2019, and the home is “not being used,” said Mr. Montanaro. Mr. Montanaro had the listing for the singer’s Montreal-area home, which he said she sold last year. He declined to specify the sale price but said the asking price was $25.5 million. Ms. Dion couldn’t be reached for comment.

In 2015 a waterfront home on Jupiter Island sold for $38 million, but the high end real estate market in the area has since sputtered. “Last year was very slow,” said Susan Turner of Waterfront Properties and Club Communities, who has an 8½-acre Jupiter Island estate on the market for $65 million. Still, she said she’s seen activity pick up since the presidential election.

Cristina Condon of Sotheby’s International Realty has the listing for Ms. Dion’s home with colleagues Todd Peter and Frances Peter, and Sotheby’s International Realty Quebec is the referring broker.
