A Rare Frank Lloyd Wright Home in Ohio Is Back on the Market for $1.3M

Certain hubs such as like Oak Park, IL, and Phoenix are renowned for houses designed by legendary architect Frank Lloyd Wright. But Ohio? Not so much.

And yet in Willoughby Hills, 30 minutes northeast of Cleveland, this Wright-designed home is back on the market, for $1.3 million. Listed since last month, it was previously on the market in 2014 for $1.7 million. It’s a Wright bargain!

The home, which was commissioned by the painter Louis Penfield, is one of a series of “Usonian homes” Wright designed in the state. One of the best parts of this sale: All of the Wright-designed furnishings are included.

“[Wright-designed] houses are not common in this area,” says listing agent Karen Eagle of Howard Hanna’s Pepper Pike, OH, office. “Not many people know about this particular house, even though it has been rented out approximately 285 days per year (since 2003).”

The Penfield family has owned the home since it was built in 1955, but now they’re ready to pass it on to its next steward.

“They take pride in ownership and have done a great job of maintaining and restoring the house as needed,” Eagle says of the family.

The home exemplifies Wright’s trademark organic architecture. The three-bedroom, concrete-block home includes a floating staircase; living room with walls of windows, banquettes, and built-ins; kitchen with a countertop made from a fallen tree near the property; and radiant-floor heating. The home’s lone bath has been updated with a sizable shower.

Will the next owner continue to rent out the home, turn it back into a single-family home, or expand it into a compound?

Sold with this home are Wright’s designs for Riverrock, a property that was never built.

“This is a terrific opportunity for someone to build one of his houses using more modern-day materials,” Eagle says. “If and when that Riverrock house is built, I could see the property becoming a true destination.”

Two more Wright-designed buildings on the property—currently occupied by tenants—could add to the real estate collection, too.

What’s it like to live in this Northeastern Ohio town with a population of just 9,485?

“There has been tremendous growth in the area with restaurants, museums, schools, and cultural activities,” the agent notes. “Lake Erie is not far either. Willoughby Hills has a charming little walkable downtown area with shops and restaurants.” And some landmark architecture.
