Topel Winery and Vineyards in Mendocino County on the Market for $5.4M

The Topel Winery with vineyards in Hopland, CA, is now on the market for $5.4 million. It’s much more than a home. It’s a ready-made lifestyle for a budding winemaker, a vacationer’s dream getaway, or an entrepreneurial venture.

The winery, located about two hours north of San Francisco, is the creation of vintners Mark and Donnis Topel, who have poured their lives into running a winery, cultivating grapes, and producing wines for the past three decades.

The Topels built the winery in 1990 from the ground up. The two had started out in different careers before coming to wine—Mark as a San Francisco lawyer, and Donnis as an artist and chef.

“It’s pretty incredible,” says listing agent Michael Romo of Sotheby’s International Realty. “It’s a really spectacular property. It’s a really great opportunity for somebody.”

Now in their 70s, the couple are ready to hand over the keys to their winemaking fiefdom.

“We are looking for someone to carry on our tradition of excellence, in making fine wines from estate-grown organic grapes,” Mark Topel says.

Here’s what you get for the price: A spectacular 5,700-square-foot custom estate, tennis court, pool, guesthouse, roughly 24,000 vines, winery, multiple outbuildings, and a three-bedroom wine manager’s house.

The one thing not for sale: the Topel brand. However, it could be, “for the right person,” says Romo.

Topel sells about 1,800 to 2,000 cases of wine a year. Located on Duncan Peak in southern Mendocino County, Topel has more than 20 acres of grapes, including traditional Bordeaux varietals such as cabernet sauvignon, merlot, and malbec.

Designed by Northern California architect Richard Ruff, and inspired by Frank Lloyd Wright’s “organic architecture,” the main home melds with its mountainside setting. It features exposed wood beams, solid mahogany doors, and custom Italian doors and windows that open to views of the surrounding gardens, forests, vineyards, and Sanel Valley.

The great room has a fireplace and custom furnishings, with some pieces included in the sale of the home. There’s a chef’s kitchen with center island, casual seating, butler’s pantry with a second refrigerator, and, of course, temperature-controlled wine cellar. A family room adjacent to the kitchen includes a screened-in dining area.

The master suite also has a fireplace, private library, as well as a bathroom with sauna. Three other bedrooms are located in a separate wing, and the upper level bedrooms have a playroom.

Outdoors there’s a secluded spa, dining area, courtyard, pizza oven, raised garden beds, and hundreds of rose bushes.

Topel is located in a region that is home to almost 20 wineries and known for its earth-friendly cultivation. The vineyards, which are included in the sale, could be leased to other wineries in the area. On the flip side, more acreage for vines is available in a separate listing from a different winery.
